Clarke Smith is a newly formed Estate and Letting Agents that is intent on offering a more personal service for vendors and landlords. Mark Smith and Jason Clarke have over 15 years experience in the property industry and have decided to start up the Agency after their own dealings in selling their properties. The TV show 'Mary Portas Secret Shopper' which was on the other night highlighted the often appalling reputation of estate agents and the shoddy service offered to customers. We want to turn this around and offer a fair and consistent service.

Many customers say the lack of updates, feedback and consistency with the members of staff was frustrating and disappointing. This has lead us to believe a more personal service was needed especially in a time when the market is slow and extra work is needed to try and sell property.  

After carrying out some research on the market conditions and asking both potential vendors and buyers questions on what they felt they needed and wanted during selling or buying property, we put our market strategy and business plan together.  

We discovered that 95% of people looking to buy or sell looked on the internet first rather than hitting the high street shops to look for potential agents or properties. The newspaper advertising was becoming less prominent in the market and internet advertising was growing rapidly. This has lead Clarke Smith to advertise on Rightmove, our website and social networks such as Facebook, and Twitter. The new age of advertising has reinforced our decision not to start our business with a shop front presence. We believe that estate agent 'shops' will eventually become a thing of the past with people relying more heavily on the internet.

We also found 80% of people wanted more regular feedback and updates from agents when viewings had taken place or when nothing was happening at all. As part of our service we are offering a 100% viewing service, so that feedback can be sought quicker and hopefully a more honest approach from the viewer. Our updates are planned with weekly calls and/or e-mails updating vendors of the performance of their property on the web and this will determine whether additional advertising is needed.

We have started with several sale options. You could taylor these to your needs in your area.  

OPTION 1:

An upfront charge of £125 – This includes a free valuation, a Sale board, sales particulars with photos, internet advertising on our website, Facebook and Twitter. We will field calls for viewing, but pass all leads onto you to arrange viewings etc. This would be ideal for those wishing to sell their houses independently but with access to estate agent services.

 OPTION 2:

An upfront charge of £250 – This includes all of Option 1 and ‘Rightmove’ advertising with a detailed weekly update on the performance of your property and organised viewings.

 OPTION 3:

No upfront charge, but 1% of the final selling price due on completion – This includes all of the above, plus 100% viewing service, bi-weekly updates, continual progress on viewings and offers through to completion. It also includes any extra advertising.
 

If you chose option 1 or 2, but then wish to upgrade to option 3, the upfront cost will be deducted from the invoice we send on completion of the sale of your property.
